Your Hosts
We live in a separate residence on the property and are happy to help if you need anything. The best way to reach us is through Airbnb messaging.
Hytta and its designated outdoor spaces are yours to enjoy privately.
Electric Vehicle Charging
Hytta offers access to a 240V outlet suitable for Level 2 EV charging, located on the exterior of the house beside the stacked firewood storage, near the outdoor firepit seating area.
Please note that this is an electrical outlet, not a dedicated EV charging station. Guests must bring their own compatible portable Level 2 charging cable and adapter.
Before your stay, please confirm that your charging equipment is compatible with the outlet.
Shoes, Boots & Outdoor Gear
Please remove shoes and outdoor boots in the mudroom to help keep Hytta clean and comfortable.
Skis should be stored outside near the covered entrance. The mudroom provides space for coats, boots, and other outdoor essentials. Please do not wear ski boots inside the home.
HEATING & COOLING
Hytta is a high-performance home designed to maintain comfortable indoor temperatures throughout the year.
Radiant floor heating and cooling provide consistent comfort, while individual fan coil units in each bedroom offer supplemental heating and cooling. A wood-burning stove provides additional warmth during Vermont's colder months.
Temperature Controls
Main living area: The thermostat is located at the bottom of the stairs. Radiant floors respond gradually, so please allow time for temperature adjustments. For optimal comfort, keep the setpoint between 68°F and 72°F.
First-floor bedroom: A separate thermostat controls the bedroom's radiant floor temperature.
Both bedrooms: Wall-mounted fan coil units can be operated using the provided remote controls.
Upstairs bathroom: An additional electric floor-heating zone is controlled by its own wall thermostat.
Please keep windows and exterior doors closed while heating or cooling is operating whenever practical, except when using the wood-burning stove as directed below.
FRESH-AIR VENTILATION
Hytta features an energy recovery ventilation system (ERV) that continuously brings filtered outdoor air into the home while maintaining indoor comfort.
Boost switches are located in both bathrooms and at the bottom of the stairs to temporarily increase ventilation.
Kitchen & Living Area
When cooking, turn on the range hood and use the ventilation boost switch near the stairs to help remove cooking odors and airborne particles.
Bathrooms
Use the bathroom ventilation controls when bathing or showering to help manage humidity.
There's no need to open bathroom windows for ventilation.
WOOD-BURNING STOVE
One of our favorite ways to enjoy Hytta is relaxing beside the wood-burning stove after a day outdoors.
Firewood is provided in the designated outdoor storage area.
Before Lighting a Fire
Review the stove's operating instructions.
Keep a window slightly open while operating the stove.
Use only dry, appropriate firewood, newspaper, and kindling.
Do not use artificial logs, liquid fire starters, or other accelerants.
Keep furniture, blankets, and other combustible materials a safe distance from the stove.
Never leave an active fire unattended.
Keep children away from the stove and hot glass.
Lighting & Operating the Stove
Place five or six tightly twisted double sheets of newspaper in the center of the firebox.
Arrange approximately ten pieces of small, dry kindling over the newspaper in a teepee shape.
Fully open the primary air control by pulling the handle outward.
Light the newspaper beneath the kindling. Leave the stove door slightly ajar only briefly, until the kindling catches and the draft is established.
Close the door and allow the kindling to burn.
Once the kindling is burning well, carefully open the door and add small logs, keeping them away from the front glass.
Close the door and adjust the primary air control to regulate the fire. Pull outward for a higher burn rate or push inward for a lower burn rate.
When Adding More Wood
Open the stove door slightly, pause to allow smoke to clear, then open it fully. Adding wood onto a bed of hot coals helps reduce smoke.
Keep the stove door and ash pan closed during normal operation.
Important Safety Notes
Never burn garbage, charcoal, pellets, coal, artificial logs, or treated materials. Do not use gasoline, kerosene, lighter fluid, or other chemicals to start or maintain a fire.
Please do not remove hot ashes or attempt to clean the stove during your stay.
KITCHEN & COFFEE
Hytta's fully equipped kitchen includes cookware, dishes, utensils, and everyday essentials for preparing meals.
Coffee Options
Choose your favorite way to start the day:
8-cup drip coffee maker
Pour-over coffee setup
French press
Coffee filters are provided.
Bosch Induction Cooktop
All cookware provided at Hytta is induction-compatible.
Place a pot or pan on the desired cooking zone.
Touch and hold the Power button to turn on the cooktop.
Select the cooking zone you wish to use.
Adjust the heat from 1 (low) to 9 (high). Induction heats quickly, so start with a lower setting as needed.
When finished, set the cooking zone to 0 or turn off the cooktop.
Please note:
An H or h on the display indicates residual heat. Avoid touching the surface until the indicator disappears.
Do not slide cookware across the glass surface to prevent scratches.
LIVING ROOM & ENTERTAINMENT
The living room is designed for gathering, relaxing, and enjoying cozy evenings.
Television & Sound
A 55-inch Roku TV and Sonos soundbar are available for guest use.
The Sonos soundbar is the default audio output for the television. Compatible personal devices may also connect through Bluetooth or AirPlay.
Please sign out of your personal streaming accounts before checkout.
Games & Toys
You're welcome to enjoy the games and toys provided during your stay. Please return them to their designated places when finished.
Sleeper Sofa
The living room sofa converts into a full-size bed suitable for one guest.
Pull the sleeper trundle out from beneath the sofa.
Use the two visible fabric handles to lift and extend the sleeper into position.
Extra sheets, pillows, and a duvet are located in the primary suite's walk-in closet.
BEDROOMS & BATHROOMS
First-Floor Bedroom
The twin-over-queen bunk bed sleeps up to three guests. Bedside lighting and USB charging are provided.
Please use the ladder carefully and follow the posted upper-bunk safety guidance.
Second-Floor Primary Bedroom
The primary suite features a king-size Leesa mattress, bedside MagSafe charging, a personal fan, and individually controlled supplemental heating and cooling.
The bedroom also includes a walk-in closet and private ensuite bathroom.
Bathrooms
Both bathrooms feature a tub/shower combination and radiant heated floors.
Please use the bathroom ventilation controls when showering or bathing.
LAUNDRY
A full-size washer and dryer are available for your use during your stay. Liquid laundry detergent and fabric softener are provided.
Please clean the dryer's lint filter before each load to maintain proper airflow and safe operation.
We kindly ask that you leave the washer and dryer empty at checkout.
TOWELS, BLANKETS & CARING FOR HYTTA
We've selected linens and furnishings to make Hytta comfortable and welcoming. A few small requests help us maintain the home for everyone:
White bath and hand towels are reserved for bathing.
Dark utility towels are provided for spills and general cleanup.
Only the designated outdoor blankets stored in the mudroom should be taken outside.
Please keep indoor blankets, pillows, and bedding inside.
Spills or Accidents
Accidents happen! If something spills, stains, or breaks, please let us know promptly through Airbnb messaging.
Please avoid using stain removers, harsh chemicals, or attempting repairs yourself.
Never use acidic cleaners, including vinegar or lemon juice, on the concrete bathroom countertops or concrete floors. These can permanently damage the finish.
We're happy to help!
OUTDOOR LIVING
Outdoor Dining & Grill
Enjoy meals outdoors at the picnic table, with seating for six and string lighting.
A Weber gas grill is available for guest use.
Please contact us through Airbnb if you have questions about operating the grill.
After cooking, give the grill grates a quick cleaning with the provided grill brush.
Turn off all burners and close the propane tank valve when finished.
Once the grill has cooled, replace and secure the cover.
Firepit
You're welcome to enjoy the outdoor firepit when conditions are safe and no fire restrictions are in effect.
Never leave a fire unattended.
Keep children at a safe distance.
Follow all posted fire restrictions.
Fully extinguish the fire before leaving the area.
Burn only designated firewood.
Never use gasoline, lighter fluid, chemicals, artificial logs, charcoal, pellets, or garbage as fuel.
Outdoor Blankets
Blankets designated for outdoor use are stored in the mudroom. Please bring them back inside after use.
EXPLORING THE PROPERTY
Hytta is a standalone residence on a property shared with our separate home.

The pond, Sterling Brook, and surrounding banks are privately maintained and are not available for guest access or recreation.
We appreciate your respect for the natural landscape and the privacy of neighboring areas.
PARKING & WINTER VISITS
Two designated parking spaces are located near Hytta's front entrance.
Additional parking may be available on the grassy area opposite these spaces when ground conditions permit.
Hytta has a level driveway, but Vermont winter weather can be unpredictable. We recommend appropriate winter tires and extra caution when driving in snowy or icy conditions.
